Oktero Lending

Get funded on your next deal

Oktero Lending works with real estate investors, whether you are just getting started or you have done this a hundred times. Send us the deal and a loan originator will review it and come back to you with terms.

What you can apply for

  • Purchase and renovation
  • New construction from the ground up
  • Short term bridge financing

Every file is underwritten on its own merits. Terms are quoted after review. Nothing here is an offer or a commitment to lend.

What you can apply for

Pick the one that matches your deal, or apply and we will point you at the right one.

How it works

Three steps from a deal you are looking at to terms on that deal.

01

Submit your deal

Tell us about the property, what you plan to do with it, and how you plan to exit. The application takes about five minutes.

02

A loan originator reviews it

A person reads your file, not a scoring form. If something is missing or a number does not line up, they will come back to you about it.

03

You get terms

If we can do the deal, you get terms quoted for that specific file. If we cannot, you will hear why, so you know what to change on the next one.

What borrowers say

My goal has always been to own cash flow real estate. My partners and I know how to find those diamonds in the rough, and re-position a non-performing asset into a great cash flow property. The problem was most lenders want a performing asset to lend on for their "rental" program. It’s nuts! This is where Oktero Lending really changed the game. They specialize in short-term re-positioning loans. They actually wanted to lend money for my purchase and repositioning cost. Then they offered a great long term rental program at a discount as a refinance! How awesome is that! I do not have to shop around, and I can do everything under one roof for my long term rental strategy.

Frequently asked questions

What do I need to apply?

Start with the property and the purchase and sale agreement if you have one under contract. A loan originator will tell you what else your specific file needs. You do not need to gather a full document package before you reach out.

How long does the application take?

About five minutes. It asks what you are funding, how to reach you, and the basics of the property and your numbers. Estimates are fine at this stage.

What happens after I submit?

A loan originator reviews the file and gets back to you. If the deal is something we can look at, they will walk through the specifics with you and quote terms for that file.

Do you publish your rates and points?

No. Both are priced off the individual deal, so any number published in advance would be wrong for most files. A loan originator quotes your rate and your points once they have seen the deal.

Where do you lend?

Send the deal through the form with the property location and a loan originator will tell you whether it is somewhere we can work.
